We are local agents who offer every service that a traditional high street estate agent can offer, including carrying out a home visit, taking quality photographs, designing and creating high quality schedule of particulars with floor-plans, erecting a For Sale sign/window board, advertising your property including placing an advert in local media if required, arranging, conducting and following up viewings, obtaining feedback from viewers, keeping in regular contact with you, negotiating offers, and progressing the house sale with your solicitor. Home Visit
The first step is to arrange an appointment with us to visit your property for us to be able to market your property for you. We’ll discuss selling strategies and cover all the paperwork during the appointment.
We take quality photographs and measurements, and collect the relevant information including noting the different selling features of the property, so that we can show prospective buyers all areas of your property, to help them get a feeling of the internal layout and condition of your home.
As a general timeframe we can usually have your property on the market within 1 week of our visit, (subject to you having your home report available – see below), but please note that we often get booked up quite far in advance, so it is worth making an appointment with us as soon as you know you wish to sell your property.
Schedule of Particulars
From the information we have gathered at your home visit, we will design the schedule of particulars for your property. Prospective buyers will be able to download a schedule of particulars for your property from our website, but if you would like to have high quality printed copies to offer viewers, we can arrange this for you at an extra cost.
For Sale Sign/Window Board
‘For Sale’ signs are still very much an important part of the marketing of a property and will increase local awareness. We will come to your home and erect the most appropriate ‘For Sale’ signage for your property. For flats, and properties where an outdoor sign cannot be installed, a window sign is available.
Advertising
Your property will be given prime online exposure on Rightmove, Zoopla, Prime Location & OnTheMarket (research shows that around 95% of home buyers now search for their new home online). We will also offer you the option of advertising your property in local printed media.
Viewings
We will handle all enquiries and all requests to view your property, and we will then liaise with you to arrange a suitable day and time. We are able to carry out viewings, if required, at extra cost.
Feedback
Following your viewing we will speak to your potential buyer(s) for their feedback and answer any queries that may have arisen. We will then be in touch with you to discuss this, and any further action that can be taken.
Negotiating Offers
Once a verbal or written offer is received we will negotiate on your behalf to achieve as high a selling price as we can for you. Once a price has been agreed with your buyer, and they have submitted a formal offer, we will pass the offer on to your solicitor to start the legal work.
Progressing the House Sale
Once we have received an offer for your property and you have accepted it, unlike many other estate agents, our service won’t stop there. Whilst the Solicitors are responsible for this stage of your house sale, we are on hand to keep in contact with your solicitor, your purchaser and the purchaser’s solicitor to ensure the completion of the sale runs as smoothly as possible.
Arranging Home Report
It is a legal requirement that every home* marketed for sale in Scotland must have in place an up to date and valid home report carried out by a chartered surveyor. The cost of a home report will vary, and this process can take a number of weeks according to the surveyors workload, so it is prudent to get this arranged at your earliest opportunity. We can give you details of local chartered surveyors if required.
